What this means

  • ₹ from India becomes about after a % transfer margin. The rate moves daily.
  • More than USD 1 million from NRO in one financial year (April to March) needs RBI permission. Split it across two years or ask your bank.
  • No buying costs set aside yet. They usually have to come from your own money, not the mortgage.
  • Lenders ask where each part of the deposit came from. Keep recent statements for every account, a signed gift letter for any gift, and the bank's remittance advice for money sent from India.

Why the size of the deposit matters

Lenders price mortgages in bands of loan-to-value, the share of the price you borrow. In the UK the rate usually improves at 90%, 85%, 80%, 75% and 60%. In the US, putting down 20% removes private mortgage insurance, which can add a few hundred dollars a month. A few thousand more in the deposit can move you into a cheaper band for the whole fixed period, so it is worth counting every source before you apply.

Money an NRI often forgets to count

Savings and investments are the obvious part. NRIs often have more to add:

  • Rupees in NRE and NRO accounts. These can come over at today’s rate, NRE money freely and NRO money within the yearly limit.
  • Money your own company owes you. If you run a limited company and its director’s loan account is in credit, being repaid is not taxed. Lenders accept it with the accounts to prove it.
  • Help from family in India. Parents can each send up to USD 250,000 a year, and most lenders accept a gifted deposit with a letter.
  • Pension cash. From 55 in the UK, a quarter of a pension can be taken tax-free.

Some sources need care. A UK Lifetime ISA is only for first-time buyers, and owning a flat in India rules you out. Selling investments outside an ISA can trigger capital gains tax, so count what is left after it.

What your lender will ask for

Expect to show where each part of the deposit came from: statements for every account, a gift letter, company accounts for a director’s loan, and the bank’s remittance advice for money sent from India. Lenders who know NRI applicants handle the Indian paperwork more easily. The mortgage comparator shows which ones take NRI applicants, and the mortgage rates guide explains how rates differ by band.

Keep buying costs separate. Stamp duty in England counts a home you own in India, so the extra 5% rate usually applies, and it has to come from your own money rather than the mortgage. Once you know the deposit, the home loan EMI calculator shows what the monthly payment would be.

Common questions

Yes, up to USD 1 million in each Indian financial year (April to March), once any tax due on it is paid. Your bank will ask for Form 15CA and, above ₹5 lakh, a chartered accountant’s Form 15CB. NRE money has no such limit. The repatriation calculator works through the paperwork.

Most will, with a signed letter saying the money is a gift and not a loan, and statements showing where it came from. Resident parents can each send up to USD 250,000 a year under the Liberalised Remittance Scheme. Some lenders cap the gifted share, so ask before you rely on it.

The rate is today’s mid-market rate, and the transfer margin you set comes off it. Banks often keep 1–3%; specialist services are usually much nearer 0.5%. On a large sum the gap is worth checking on the remittance comparison before you move the money.

Every rate and threshold here is sourced, dated and shown on the page — but tax rules change, and we would rather be told than be wrong. Reports go to the team that maintains the tool. If you can point at the official source, that gets it fixed fastest.
